Park Hill Flats: Latest phase of new homes to hit the market in historic Sheffield development

“This is a building that has played a huge part in Sheffield and we can’t wait to show customers this next stage”

Buyers will have the chance to become part of Park Hill’s history, with the latest phase of homes to hit the market this month.

Urban Splash will unveil the homes priced from £187,500 from Saturday, September 12.

Phase four of the redevelopment scheme comes following the £6.4m support from the Government’s housing agency Homes England earlier this year, which has made the creation of 125 new homes possible.

Of these, 30 are affordable and will be marketed by Great Places, a company that promotes new homes across the North West and South Yorkshire.

Guy Ackernley, Urban Splash Managing Director of Development and Residential, said: "As we work through Park Hill's final chapters, this is a penultimate opportunity to own a piece of architectural history. There aren’t many chances left to move here and the interest we’ve seen over the summer is strong.

“This is a building that has played a huge part in Sheffield and we can’t wait to show customers this next stage.”

The 125 new homes range from two to four bedrooms.

The limited edition homes are designed by long-term Park Hill architects Mikhail Riches, who were nominated for the 2024 Stirling Prize for their work on the second phase.

The apartments feature unique, raw, exposed concrete, celebrating the building’s original fabric. They come with dual aspect views, private balconies and even have access to the building’s communal gardens.

Alongside the new homes there will be new green spaces created and EV charging and bike storage facilities installed.

Guy Ackernley added: “From art installations to culture, to community amenities, Park Hill is a living legacy. We are so proud of what has been achieved here over the past decade and more – a period in which we and Places for People have created hundreds of iconic new homes.”

Park Hill is the largest Grade II listed building in Europe and was described as "streets in the sky," with its wide walkways outside each home, when it was built.

It opened in 1961 with 998 flats in four blocks.

It was Grade II listed in 1998 and is the largest listed structure in Europe. The last resident left in the mid 2000s.

Urban Splash bought it from Sheffield City Council in 2004.

With Places for People, it says it has completed 455 homes, accommodation for 356 students and 50,000 sq ft of commercial workspace.

The first phase of redevelopment, overlooking the city centre, features orange and yellow panels. It has 260 flats and businesses on the ground and lower floors, on South Street.

Phase 2 is the adjoining block. It also faces the city centre but has retained the original brick. It has a further 195 flats.

Phase 3 is a separate block to the rear with 356 student beds, which opened in 2020.

Phase 5 is near Talbot Street and the amphitheatre overlooking the station. It is the final phase and has planning permission for 105 flats, a mix of one- to four-bedroom apartments, duplexes and townhouses. Work has yet to start there.
