Excel Parking: Landowner BS Squared abandons attempt to sell car park leased to Sheffield firm for 10 years

The owners of a car park run by Sheffield firm Excel Parking have abandoned an attempt to sell it.

BS Squared had advertised the site in Worksop stating it was leased to the Sheffield-based parking firm Excel Parking for the next 10 years and was a “good quality” investment.

But, more than a year later, two estate agents have confirmed the site has been taken off the market.

Excel Parking has been at the centre of complaints over the way it manages the plot on Newcastle Avenue.

Last week The Star reported how 22-year-old Alex Brozyna won a court case brought by the firm.

They sent him a demand for £100 for "failure to purchase the parking tariff for the registration mark of the vehicle and/or within the time allowed." By the time he case reached court the firm said he owed £250.

He challenged it and a judge dismissed the case.

Disabled pensioner Derrick Walker received a demand for £100 after also being given zero minutes to buy a parking ticket. While he was appealing he says the amount went up to £170. He also received a letter warning of court action.

Excel insisted its systems worked properly and it was 'satisfied' Mr Walker was in breach of the terms and conditions and the charge was valid.

Last year, Sheffield widow Sandra White said she was selling her car after racking up £300 in disputed ‘fines’. She said two were for going over a time limit which gives drivers five minutes to pay.

The car park has three one-star reviews on Parkopedia.

One reviewer wrote: “I was given a parking charge for taking six minutes plus to get a ticket. Crazy! It took over five minutes to find a space, get parked, read the signs etc, and then get a ticket.”

The Star asked BS Squared’s directors - Kevin Benson, Jonathon Seddon and Carl Springthorpe - if they were aware of complaints about the car park.

We also asked if it was fair to give motorists ‘0’ minutes to pay and if they were happy that Excel Parking’s machines and systems were operating correctly. We also asked why it had taken the site off the market.

The company is based in Bulcote, Nottingham. Carl Springthorpe said he was a “sleeping partner” and to contact the other two directors. They did not reply.

Land Registry records show BS Squared bought the site at 15 Newcastle Avenue Worksop for £350,000 in 2021. It went up for sale for £1.1m in January last year. A sales brochure states Excel Parking pays £80,000-a-year in rent and the contract is for 10 years.

In a Linkedin post about the proposed sale, BS Squared director Jonathon Seddon states: “The site is let to the excellent Excel Parking Services for 10.5 years at £80,000 p.a (with cap and collared RPI annual increases) and the investment will be coming to the market in the new year. Good quality car park investments don't come around very often so, if it could be of interest, please get in touch.”

Excel Parking was contacted for comment.
