Huge Kings Tower skyscraper stalls as former Sheffield Primark building goes on sale

The 40-storey Kings Tower plot, which comes with consent for 428 flats, has been on sale for a year.

But apart from a few early enquiries there has been “nothing serious” in recent months, Tony Marsden, of SFGE Properties, said.
The site on Castle Square between High Street and King Street - formerly Primark and C&A before that - was put on the market after an investor pulled out in 2024.
In a new development, the existing building and adjacent easyHotel are being advertised as for sale or to let.
Mr Marsden said he believed the lack of interest in Kings Tower was due to building costs and high long term interest rates.
He said: “I’m pretty fed up. The company has owned the property for a long time and we wanted to see something on that site.
“Kings Tower is a fantastic looking building and we just need someone to have a vision of a long term investment.”
SFGE Properties has hired Sheffield property agent Paul Lancaster to market the existing property.

He said it was a rare opportunity to acquire or occupy a significant city centre asset in one of Sheffield's most prominent locations.
The upper floors could be flats, he suggested.
Plans for a skyscraper were announced in 2019. SFGE Properties submitted a planning application for a 38-storey Kings Tower in 2020.
In 2022 it was changed to a 40-storey block of 428 ‘co-living’ flats which have communal space.

The plans were approved by Sheffield City Council in January 2024.
Sheffield’s tallest building, St Paul’s Tower, on Arundel Gate, has 32 storeys and stands 331 feet tall.
Sheffield City Council is spending £26m turning the former Sheffield Castle site into a park set to open at the end of 2026.
