Houses for sale Sheffield: Gardens increase your home's value by nearly £33,000, study shows

South Yorkshire homes are seeing some of the biggest average price differences between properties with gardens and those without, according to research from Admiral Home Insurance.

The study has shown homes in the region cost 16.5 per cent more when they have a garden then without, equating to just over £32,000. This is the second largest difference in Yorkshire and fourth in England.

The East Riding of Yorkshire is takes top spot in England and, of course, in Yorkshire, with properties seeing a 21.8 per cent difference – nearly £40,000. That being said, South Yorkshire was ranked the best place in Yorkshire to look if you want to find a property with a garden, with Admiral’s research finding 91.5 per cent of terraced, detached and semi-detached homes on the market have a garden.

Properties in South Yorkshire without a garden come to £195,787 on average, but properties of a similar size with a garden have an average prive of £228,000, which is a £32,213 lift. Based on those averages, South Yorkshire is also the second most expensive for house prices in Yorkshire, trailing only North Yorkshire.

The research also showed individual features in your garden can boost the value of your property even more. Properties with hot tubs were found to be valued at around 17% higher than those without, which, across the national average price, is nearly £78,000 more. The much more common feature of a conservatory adds 10.3 per cent onto the average house price.

Admiral compared the value of homes of similar sizes with and without gardens, with over 54,000 live listings on Zoopla used in the research.
