The Olympia Fitness Centre, on Victoria Street, would be demolished and replaced with a two-storey retail unit with four one-bedroom apartments under the scheme.
Six parking spaces would also be provided, as well as a bin store areabeneath the building.

Hide AdA similar scheme for eight apartments was lodged in May 2021, but was withdrawn.
Planning documents state: “The site currently comprises a stone building formerly used as a gym.
“This is a revised scheme following withdrawal of previous submission with eight apartments above and frontage parking.
“The scope of the revisions have been discussed and agreed with the planning officer in advance of withdrawing the previous scheme.”

“The demand for small local shops such as the one proposed has increased over the last 24 months as the effects of the pandemic and associated locallockdowns have focussed residents on the importance of shopping [locally].
“It is likely the retail element will be operated by OneStop.
“Given the small scale of the retail unit, the likely catchment and distance tonearest designated Local Centre on Kilnhurst Road, Rawmarsh, it is considered unlikely the retail offer will impact on the vitality and viability of any main retail centres.
“The traffic generation will be low as the retail unit will serve local needs whilst it is anticipated that future occupiers will not own cars.”
