New £40 million high rise block proposed for Sheffield’s Castlegate area

The future of Sheffield city centre has received a £40m vote of confidence after proposals to redevelop the site of the former Primark store in the Castlegate area were unveiled.

Property developer SFGE Properties has submitted a planning application to build a high-rise residential block offering city centre living thanks to 206 1-, 2-bed and duplex apartments.

To be called Kings Tower, the 38 storey building has been designed by award-winning architects Hodder+Partners, to help regenerate the site which is surrounded by the High Street, King Street, Haymarket and Angel Street.

Kings Tower will sit alongside Phase 1 of the redevelopment of Kings Buildings, which comprises 26,000ft2 of new retail and leisure space and the 131-bed easyHotel, which was recently awarded a 2020 Travellers Choice Award by Tripadvisor, the world's largest travel platform, after opening in 2018.

Tony Marsden, director at SFGE Properties Ltd, said: “Having purchased the site in 2016, we can now unveil our longstanding vision for this important city centre location.

“Thanks to Kings Tower it will be possible for more people to live in the centre of Sheffield in high quality apartments and deliver a new retail offering in the Castlegate area, already one of the most accessible places in the city.

“We are confident Kings Tower will reinvigorate the area and provide a much-needed boost to the local economy.”

The site is close to the Interchange Coach Station and Railway Station, and the design of Kings Tower would be integral to the regeneration of the Castlegate area.

Planning Consultant Susan Crowley of Crowley Associates, who is advising SFGE Properties, said: “The Kings Tower site is identified as a key development opportunity within the emerging City Centre Plan, marking the gateway to Castlegate, its future is tied to the long-term success of the wider area.

“The proposed building would be a distinctive addition to the city centre and sets an optimistic direction of travel for the quality of development to follow.”

Stephen Hodder, Chairman of Hodder+Partners, added: “The design reflects the site’s significance and its ability to kick-start this part of Sheffield with a compelling piece of architecture close to the city centre.

“We believe Kings Tower will send out a very positive message about Sheffield City Council’s ambitions for the economic wellbeing of the city.”

If approved, the plans would involve the demolition of the vacant Primark store. The SFGE Properties Ltd construction team could be on site by the summer of 2021, with Kings Tower completed and ready for occupation by autumn 2023.

Castlegate is the area where Sheffield began – and, once the city is back on its feet, it will be a crucial part of the post-pandemic future, having been described as ‘one of the most significant regeneration opportunities in the North of England’ just before lockdown.

The site’s heritage and history was the focus of a plan launched last November by the Friends of Sheffield Castle, who envisage creating a landmark attraction on empty land on the former market site combining reconstructed, illuminated ruins with bars, restaurants, a hotel, a riverside park and a large outdoor arts venue.
