Plans for 10 acre warehouse site submitted – close to controversial Hermes site

Plans for three new warehouses on a 10 acre site have been submitted – less than 500 meters from the controversial Hermes warehouse in Hoyland.

Plans for the logistics development, submitted by Gregory Property Group, would be within a short distance of Hermes’ “Colossus” hub, whch will be the largest in Europe when complete.

The ten-acre site in Rockingham fronts the A6195 Dearne Valley Parkway with direct access to Junction 36 of the M1 motorway on land next to the Starbuck drive through.

The area is being developed as part of the council’s masterplans, which allocate land for employment or housing needs in the borough.

Philip Lees, project director at Gregory Property Group said: “We are pleased to bring forward these development plans to deliver high quality, purpose-built logistics accommodation.

“The site is allocated for employment within the Barnsley Unitary Development plan and is already prepared for immediate development.

“The location, less than half a mile from the M1, is an established logistic hub and we are confident our speculative development venture will attract strong occupier interest.”

Iain McPhail, partner in Knight Frank’s Yorkshire industrial and logistics team, who is marketing the scheme, said: “The industrial and distribution sector in Yorkshire has experienced a buoyant market during the last year or so which has been fuelled by the shift to online retail and the lack of grade A warehousing in the region.

“The proposed development at Rockingham will help to provide occupiers with immediately available premises to a very high standard within a stone’s throw of Junction 36 of the M1.

“We are excited to be involved in this project and are already seeing very good interest in the business park.”

Subject to planning consent, Gregory Property Group hopes to start the speculative development on site by the end of 2021 with a 12-month delivery programme. The three new units will be offered to let.
