A planning applicant has proposed demolishing a city centre warehouse for accessible apartments.

If approved by Sheffield Council, the warehouse at RG Cars Ltd 59-61 John Street would be knocked down and two four-storey blocks of 26 apartments would be built in its place.

There would also be 220m2 of private residents’ amenity space provided with a mixture of hard and soft landscaping.

All of the apartment types were identified as being suitable for mobility housing.

In a statement with the plans, SLA Design LLP, on behalf of the applicant, said: “The proposed apartments in this development would be attractive to the established market in the area and given the proximity to the city centre would be a suitable option for single people, couples and young professionals.

“This area of inner Sheffield has seen a significant amount of change increasing development during a period when sustainability has taken centre stage as a core planning principle and overall demand for accommodation is outstripping supply.

“The proposal for a high quality, inclusive residential development will be making an efficient and effective use of brownfield land in a sustainable urban location and will contribute towards the ongoing regeneration of this area of Sheffield.

“This scheme will visually enhance the site, contribute to lifting the overall design quality in the locality as well as adding a mixed character to the area. In addition, redevelopment of the site is felt to be beneficial for the local residents specifically in terms of the improved surveillance of the street and pedestrian routes through the area as a whole.

“The nature of the development will not prejudice the operations of adjoining business activities and residents.”

So far, there is one public comment on the plans by a nearby resident who objected.

They said: “I object on the basis that this demolition would affect our use of enjoyment within our property and whilst being in third year university given the current circumstances anyway, it is incredibly difficult at the moment.

“The demolition and noise would only add to the pressure.

“We would really appreciate if our concerns were heard as this demolition could substantially effect our studies, grades and enjoyment of our own property.”
