Bloor Homes wants to build the development at Deepcar, to the east of the River Don and south west of Station Road, on a 16 hectare plot of land once used for mining and industrial purposes.

Plans were approved in 2016, but it has returned after changes were made to include more houses.

Council officers recommended the updated proposals be approved in a report for the planning committee.

The report says: “The redevelopment of this brownfield site and provision of a large number of houses is seen as a significant benefit, while the proposed housing density is considered to represent an efficient use of land in accordance with local and national policy requirements.

“The scheme incorporates several areas of open space for future residents, includes new trees and native planting and retains access to the riverbank.”

If approved, the houses will be a mix of one, two, three and four-bedroom properties and the development will also create new roads, a minewater treatment facility, open spaces and a balancing pond, which helps control flood water.

Fourteen representations were made from members of the public about the updated plans which included concerns about traffic, strain on local services, the narrowing of a new cycleway, the removal of a proposed footbridge and the potential impact on a planned railway station at Deepcar.

Those who raised issues include the Upper Don Trail Trust, MP Miriam Cates, the Don Valley Railway Group, the Green Party, Sheffield Climate Alliance, South Yorkshire Bat Group, South Yorkshire Branch of Salmon and Trout Conservation UK, the Woodland Trust, ward councillors and Stocksbridge Town Council.

However, due to changes brought in for virtual meetings, only one member of the public will be allowed to speak against and one for.

The meeting will take place on Tuesday, May 12, from 2pm, and a link will be provided via the council website.
