Residents object to plans to knock down bungalow in Sheffield suburb and build five houses in its place

Three people have objected to plans to demolish a bungalow located in a Sheffield suburb - and build five houses in its place.

Each of the objectors are residents on the Brooklands Avenue, Fulwood, where the development is proposed.

C+A Designs, the agent for the project, in a statement said that the current bungalow is thought to have been built in the 1950s - 1960s and is of 'no architectural value' and surrounded by mature gardens.

They said: “The proposal will in the short term create work in the construction sector and contribute to public services through an expected community infrastructure levy payment. Longer term, an increased number of people living on the site will increase spending on local goods and services as well as increase the council tax income.

“The proposed five new houses are in keeping with the area’s existing density and house size.

"Local services, including Fulwood local centre can be accessed on foot. The local centre is 400m away from the proposed front doors of the properties, approximately a five minute walk.

“The proposal has been designed to take advantage of the site’s topography, minimising impact on neighbouring properties. Layouts have been considered to maximise natural light, while minimising overlooking.”

Each house will have a garage and two car parking spaces, with an extra one for visitors.

But some neighbours raised concern. One said: “This plot is a valuable green oasis with many mature trees set within an urban area with just a single house currently on the plot.

“Access is very limited along a long narrow drive. Building five large houses on the site would be a considerable overdevelopment of the site and its characterful nature would be completely lost.

“The demolition of the existing building, site preparation and building of five new houses would cause very real problems due to the limited narrow access, and noise, dust/mud would affect a large number of surrounding houses - at least twenty. Access onto and off Brooklands Avenue would be very difficult and cause a dangerous situation to arise over a considerable period of time.”
