Plans submitted for new industrial units by River Don

Plans have been submitted to build two industrial units on land at Phoenix Riverside, overlooking the River Don.

Applicants The Coalfields Regeneration Trust has submitted plans for two units as part of the development site which includes existing offices and The Riverside Pub.

A design and access statement says: "The proposed development when complete will bring a currently vacant and serviced plot into use, providing new facilities of industrial hybrid use to meet the latest market demands.

"The proposals are sympathetic to the existing environment, working well with the existing site constraints and surrounding uses."

If approved, two units will be built, as well as 22 car parking spaces.

The statement adds: "The ground floor space is envisaged as industrial and warehouse space and the first floor space is proposed as complimentary supporting office space.

"The ratio of car parking to building area is approximately one per thousand square feet which meets with the typical requirements for buildings of this type."

"The development will meet the local requirements for industrial uses, bringing more employment to the area and complimentary to the existing site setting.

"The central space created between the two units provides area for servicing the units, car parking and cycle parking provision.

"We have created a new central access way into the site for vehicular access and two pedestrian entrances into the site separate from this and immediately adjacent each of the two new units.

"The two buildings are positioned at either ends of the site with the office elements orientated to the south facing on Phoenix Road to provide active frontages to the scheme."
