A building for life assessment on the application states: "The layout is designed to provide positive development frontage to Lady Oak Road and Lausdale Road, along the northern, eastern, southern and part of the western boundary.

"The proposed development will provide an attractive street scene to the existing footpaths and streets by the site and existing residential development beyond.

"Due to the small scale nature of the development no new streets or footpath links are provided through the site. The scheme utilises the existing infrastructure around the site.

"Given the size of the site, the proposal does not provide new facilities on site, however the site sits in a sustainable location, being within walking distance of facilities."
