The plans, lodged by DLP Planning on behalf of Cadam Construction, include the demolition of a bungalow, outbuildings ang garages that currently stand on the land at Eldertree Lodge, Eldertree Road.

A proposal to build 27 homes on the site was submitted to Rotherham Council previously, but planning officers deemed six of the plots did not meet the required separation distances to the rear and side boundaries, so a new application for 24 homes has been submitted.

Developers state in the application that the scheme will consist of seven, three-bedroom, two-storey homes with double parking spaces, which are ‘ideal for first and last time buyers’.

The rest of the development would consist of four and five-bedroom homes, aimed at ‘second home buyers’, as well as five, three-storey, five-bedroom homes, ‘aimed at growing families’.

In their application, the developers say: “The proposed development will provide a range of properties; varying from single-storey, two-bedroom bungalows, to smaller, two-storey, three-bedroom, semi and detached properties and larger, two-storey, four and five-bedroom properties.

“The mix has been selected to appeal to range of homeowners, including first-time buyers, growing families and those willing to downsize.

“The current use of Eldertree Lodge, alyhough like most other recently allocated sites, is not as full green field.

“Until about 2005 the site was used as a pig farm and about a third of the site is occupied by derelict farm buildings and the current occupier’s bungalow.”
