Developers Brailford want to build 27 one-bedroom apartments and studios on land at the rear of Moor Oaks Road, which is on the edge of Broomhill Conservation Area and forms part of the character area known as the Moor Oaks Triangle.

Axis Architecture, on behalf of developers, say: "The site is in a residential area which is heavily populated by students living in shared student houses. The apartments will provide an alternative to shared houses."

They say there are good public transport links and it will clear up a site which is covered in litter and fly tipping.

But neighbours are unhappy. One resident on Marlborough Road says: "It is difficult to imagine what possible justification there can be for erecting more bedsits in an area that is already saturated with student accommodation.

"The difficulty for residents parking in this area when the students are on site has to be experienced to be believed.

"The developer appears to have little empathy for the area and scant regard for the environment. This is meant to be a conservation area and it would be sad should any part be given up to a developer. I object most strongly to this application."

Another resident on Marlborough Road says: "Some efforts have been made to use materials more in keeping with the conservation area, however the scale and three storey nature of the building continues to represent a blight within the conservation area.

"The development could potentially add a further 30-40 cars to the area, should some of the studios be used for couples. The plans do not however include any parking for these vehicles. There is not adequate parking in the area to accommodate these cars."

Planning officers are considering the application, which can be viewed here.
