Housing plan for 'neglected' Sheffield site

A developer hopes to transform a vacant site in one of Sheffield's most deprived areas by building a 104-home estate.

The Ouseburn Triangle Ltd has revealed plans to put up houses on a plot to the south of Staniforth Road, bordered on two sides by railway lines and the other by Ouse Road.

Working with Coda Planning, the firm wants to bring a site that is largely out of bounds back into public use.

Coda director Adam Murray said: “This is a project aimed very much at the Darnall market and one that could play a vital role in the continuing regeneration of this part of the city.

“The proposals we are putting to the council on behalf of The Ouseburn Triangle Ltd aim to create a whole community and answer an urgent need for a greater variety of housing stock in this area.”

The new estate would be a mix of three, four and five bedroom houses to suit a range of needs, from starter to family homes.

The nature of the site creates a number of problems for the developer.

Access is limited both by the railway lines and the development of new council houses to the east.

The land has several steep slopes which need to be taken into account, and the noise from passing trains also needs to be mitigated.

The plans were drawn up after public consultation. According to the application, the only access to the new estate would be from Ouseburn Road in the south east corner. The houses would surround a triangle, with a green space in the middle to act as a focal point’ for residents.

Some of the existing scrub to the south of the site would be kept and improved, acting as both an ecological corridor’ and a visual buffer to the railway line.

A landscaped border to the west would also protect homes from train noise.

The north eastern side of the site is already bordered by Ouse Road Allotments.

The application is in outline form, so a more detailed reserved matters’ application, which will deal with the finer points of the layout, green space and acoustic barriers, will still need council approval.

The developers say the estate will benefit the area.

“This site is supported well by excellent transport systems to the city centre and Meadowhall, the Supertram is close by, and it is near to both the centre of Darnall and Attercliffe.
