Demand for Sheffield's higher priced properties

Long, stone-walled and leafy Ivy Park Road is in one of Sheffield’s most select neighbourhoods, with lengthy drives leading off to mansion-type homes ranging from Victorian and Edwardian design to the ultra-modern.Stretching through the suburb of Ranmoor, some of Ivy Park Road’s residences are known to sell for well over the million pounds mark, classing them among the priciest properties in the city.The average sale price for homes on this road is over £800,000.Hovering between the city and all it has to offer, and the beautiful Peak district, these houses are also perfectly placed to attract those who have the cash to splash on their dream home, with extensive, landscaped grounds and often with interior period features to the characterful properties.Apartments on secluded developments are available periodically too, and some sizeable semi-detached homes, but none are bargain properties, and many have enviable views stretching across stunning countryside.Both the historic and thriving Hallam FC and Cricket Clubs border Ivy Park Road. And there is a golf course not much further away.Richard Storer, secretary of Hallam Cricket Club, said: “This is a fantastic historical ground and cricket has been played here since at least 1804.“It’s probably the oldest in Yorkshire that is in continual use, and the football club is, of course, the oldest in the world.“Yet we are very inclusive as a club and have lots of facilities for kids.“We currently have 200 plus junior members and six senior teams.“We do get many people from outlying areas coming to join, and we play all through the summer and the winter, with cricket camps throughout the holiday season.“This is an attractive area in which to live although Ivy Park Road does tend to have the much larger properties.“Crosspool is a lovely, active community with its sports centre near here that is itself a busy little club.“The local shops are good and there’s a great mix of housing and facilities.”James Mee, managing director at Saxton Mee Ltd, said that property prices continue to rise in the S10 postcode, and in most other parts of Sheffield.He said: “Ivy Park Road has always held some of the most expensive properties in Sheffield.“Properties at the higher end of the market are selling better than they were now, and the middle market, from around the £400,000 to £700,000 mark is particularly strong.“We have just sold properties in S10 within that range that attracted 20-plus viewings and received multiple offers.“We see a lot of local people, particularly families, seeking homes around S10 as it is a very good school catchment, which continues to influence people a great deal, and the doctors of course...there are many doctors living in Sheffield.He continued: “Although there are more properties coming on to the market now, as happens at this time of year, there are still many more buyers than sellers, and prices continue to go up.“ We have seen recent price rises much stronger than they were a couple of months ago. "This suburb has plenty of local shops and amenities, but also boasts nearby parks, the Mayfield Valley, the Redmires reservoir and Wyming Brook Nature Reserve close by.Reputable schools are within easy reach as are both the Sheffield universities and all the local hospitals.
