Phase two of the Grade II*-listed Brutalist estate’s overhaul will bring 195 new properties, 20,000 sq ft of commercial space as well as a new café, restaurant and terrace.

On July 18, 25 more homes will be released for sale, as 95 per cent of a batch made available in February have now been sold.

The new release includes five one-bedroom apartments from £137,500, 18 two-bed flats from £175,000 and two three-beds at £215,000 and £235,000.

Demand is expected to be high, despite the Covid-19 pandemic; the launch will be operated virtually, with buyers able to view the homes through virtual appointments from July 14.

Interest in a particular home will need to be registered before 10am on July 17 by calling the Park Hill sales team, who will then be in contact to organise a confirmed reservation.

Construction started again on phase two in early May after work was halted following the lockdown.

Guy Ackernley, of developer Urban Splash which is working jointly with Places for People, said: “The reaction to the first release of homes for sale in phase two was so positive. Many have sold quickly with some buyers queuing up from 2am the night before to ensure they secured their choice. We feel confident in the demand as we know these homes are desirable and also retain their value.

Residents are expected to move in next year. The homes have been designed by Stirling Prize-winning architects Mikhail Riches.

Park Hill, famous for its ‘streets in the sky’ wide enough to accommodate a milk float, was originally constructed in 1961 as a bold experiment in social housing.

By the 1980s, however, it had become a magnet for crime and vandalism – but English Heritage’s decision to make it Europe’s largest listed building in 1998 protected it from demolition.

The refurbishment began in 2007. Phase one is complete, comprising 260 homes, 33,000 sq ft of fully-occupied commercial space, a popular vegetarian café called South Street Kitchen and the Grace Owen Nursery.

Phase three will offer accommodation for more than 350 students, while the fourth element will involve the creation of a landmark gallery – one of the biggest contemporary art venues in the north of England – for the S1 Artspace group. Phase five, at the top end of South Street, is to be brought forward last.

Mikhail Riches secured the job of designing phase two in 2016 following a six-way pitch.

Earlier this year it emerged that Historic England had given Urban Splash a £500,000 grant to fund repairs to Park Hill’s important concrete structure, taking the total sum contributed by the heritage body towards the project to £900,000.
