Sheffield house prices increased by an average £10,000 in October

House prices increased by 2.1 per cent in Sheffield in October, new figures show.

The boost contributes to the longer-term trend, which has seen property prices in the area achieve six per cent annual growth.

The average Sheffield house price in October was £178,787, Land Registry figures show – a 2.1 per cent increase on September.

Over the month, the picture was similar to that across Yorkshire, where prices increased 2.4 per cent, but Sheffield outperformed the 0.7 per cent rise for the UK as a whole.

Over the last year, the average sale price of property in Sheffield rose by £10,000 – putting the area eighth among Yorkshire’s 24 local authorities for annual growth.

The best annual growth in the region was in North East Lincolnshire, where property prices increased on average by 9.8 per cent, to £134,000. At the other end of the scale, properties in Harrogate gained 1.7 per cent in value, giving an average price of £297,000.

Owners of detached houses saw the biggest improvement in property prices in Sheffield in October – they increased 2.6 per cent, to £313,262 on average.

Over the last year, prices rose by 7.5 per cent.

Among other types of property: semi-detached were up two per cent monthly; up 6.7 per cent annually; and £194,743 average.

Terraced: up 2.1 per cent monthly; up 6.3 per cent annually; £154,461 average.

Flats: up 1.6 per cent monthly; up 2.3 per cent annually; £117,127 average.

First-time buyers in Sheffield spent an average of £154,900 on their property – £8,000 more than a year ago, and £27,300 more than in September 2015.

By comparison, former owner-occupiers paid £199,300 on average in October. This was a huge 28.7 per cent more than first-time buyers.

But how do property prices in Sheffield compare? Buyers paid 0.9 per cent more than the average price in Yorkshire, which was £177,000), in October for a property in Sheffield.

Across the county, property prices are low compared to those across the UK, where the average cost £245,000.

The most expensive properties were in Harrogate – £297,000 on average, and 1.7 times as much as in Sheffield.
