At the same time, the average property price fell 2.9 per cent year-on-year, to £229,532, according to an analysis of Land Registry data by Brickview.

The figures paint a mixed picture of the city’s housing market, with renting becoming more expensive while buying a home has become cheaper, on average.

The trend is particularly striking for flats, with their average price falling by almost a fifth in the last year, despite monthly rent continuing to increase .

Average flat prices fell by 17.6 per cent over the year to £134,115, the sharpest fall of any property type.

At the same time, rental prices for flats still increased by 3.4 per cent, reaching an average of £588 a month.

Terraced homes were the only property type to see prices rise, increasing by 3.3 per cent to £176,126.

Prices for detached homes fell 5.3 per cent to £358,884, while semi-detached properties dropped 4.4 per cent to £204,550.

Take a look at the table below to see how Sheffield properties compare.

Detached£358,884 -5.3%
Semi-detached£204,550-4.4%
Terraced£176,126 +3.3%
Flats£134,115 -17.6%

Rents, meanwhile, increased across every property type:

Detached£960+3%
Semi-detached£775+3.7%
Terraced£706+3.9%
Flats£588+3.4%

Brickview said its figures are based on simple averages of completed property transactions and warned that year-on-year changes do not necessarily mean individual homes have risen or fallen in value by the same amount.

For example, if fewer expensive properties were sold during a particular month, the average price could fall even if the value of similar properties had remained relatively stable.
