New bike lane and towpath 'most important feature' of Attercliffe Waterside 1,000 home eco-estate

Three thousand homes could be built in Attercliffe in the next 15 years - a third in Attercliffe Waterside.

Developer Citu aims to build a 1,000-home eco-estate as part of a 10-year, £300m project.

The firm started on site in 2024, clearing land next to Effingham Road.

Phase one includes a revamp of six disused buildings on Attercliffe Road, including the former Spartan steelworks, and 362 timber-framed flats and houses and a footbridge over the Sheffield and Tinsley Canal.

The new bike lane, on a now closed section of Effingham Road, and canal towpath are vital to the Attercliffe Waterside estate, developer Citu says.placeholder image

Phase two is on the other side of the canal, up to Woodbourn Road, and includes Ripon Street open space.

True to Citu’s green credentials, parking on the estate will be limited and the new two-mile bike lane from the city centre to the Arena, will run through the estate.

The canal also offers traffic-free access to the city centre, Tinsley Marina, Meadowhall and the Five Weirs Walk on the River Don, collectively known as the Blue Loop.

In a planning application, Citu said connections were “the most important feature” of the masterplan.

It added: “By positioning these nodes along the main access routes, they guide pedestrians and cyclists through the development and connect it with the wider city district, enabling the growth of communities and encourage a more sustainable, local way of living within the city.

“The connections will be key in opening-up opportunities for future regeneration.

“The key routes we have considered are the Connecting Sheffield bike route which interacts with the development at the Effingham Road and Attercliffe road junction, and the Five Weirs Walk.”
