Houses in areas of Sheffield which are close to top-rated schools for seven to 11-year-olds are selling in record time and for well above asking prices, an estate agent says.

Philip’s top tips to secure a family home near a top-rated Sheffield school are:

● Make the move early. If you have children coming up to school age or want them to move schools, think where you want them to go to now.

● There’s competition for houses close to a good school so make yourself more attractive as a buyer. Try to be a ‘proceedable buyer’, with a firm offer on your existing property and a mortgage agreement in place. It could be worth selling your current property so you’re a chain free buyer.

● Do your research and ask a local property expert about schools and catchment areas. They will have a good knowledge of the market.

Family-friendly properties include a five-bedroom detached house on Southbourne Road, Broomhill, which is close to Lydgate Junior School (Ofsted rating - Good) and Broomhill Infant School (Ofsted rating - Outstanding).
