A DERELICT warehouse next to the canal in Doncaster town centre could be part of a major waterside development.

Developers looking at the Greyfriars Canal Depot, which has lain disused for many decades, will be expected to retain most of the building because of its heritage value.

The Doncaster Waterfront location is being marketed by agents in Lincoln on behalf of the owners, the Canal and River Trust, who took it over when British Waterways ceased to exist last year.

They believe its attractive waterfront location will make it a valuable asset and Doncaster Council regeneration officers are keen to be involved in the redevelopment of what they describe as a ‘classic’ building.

The site, covering almost an acre off Greyfriars Road, also includes a car park and an access route to the canal moorings.

Because it is within the St George’s Conservation Area and near the standout Doncaster College building, the two-storey Navigation Warehouse, once used to store goods conveyed by barge, will have to remain, although an attached single-storey building can be pulled down.

Provisional plans show access must be provided to the canal and take account of Doncaster Minster in the background to enhance the conservation area.

Potential developers will also be expected to provide alternative moorings during the construction work.

The site is currently on the market through Hodgson and Elkington, who are considering the possibility of placing it in an auction if there is no deal imminent.

“At the moment there are no formal proposals,” said agent Tim Murgatroyd. “We’ve had a bit of interest and, if we get a deal, we’ll go with that, otherwise it might go to auction.

“We are currently sorting out the prospects for it. It’s not like selling a house. The price will depend on the different uses for it.”

A spokesman for Doncaster Council said they were keen to be involved in discussions about the depot’s future use and would wish to meet up with potential owners. The site will be available on a 125-year lease which will include provision for 12 moorings.
