Plan to build 413 homes on Sheffield outskirts approved

Developers have won permission to build more than 400 houses on industrial land on the outskirts of Sheffield.

Councillors this week granted Bloor Homes permission to build 413 homes on land between the River Don and Station Road in Deepcar.

The site was previously home to the R G Stein Brickworks but is now empty.

As part of the development, the Stocksbridge Waste Water Treatment Works, run by Yorkshire Water, will be moved further south towards Wharncliffe Side.

A previous application for 399 homes and a scout hut was submitted in 2014, but Bloor came back with a new plan for 413 properties. The scout hut is no longer included.

A different plan to build 341 homes was approved in October 2012.

Councillors were quick to approve the latest application, pausing only to clarify who would pay to move the sewage works. They were told contributions would come from Yorkshire Water, Bloor and the council.

Regional managing director for Bloor Jason Woolliscroft said: “We are naturally very pleased that the planning committee voted to conditionally approve the development, which will transform a redundant brownfield site into a high quality residential neighbourhood.

“We now look forward to completing the legal agreement with the local authority in order to formally secure planning permission for the scheme.”

Residents have previously objected to the plan to move the sewage works, raising concerns about potential smell, impact on the green belt, and traffic.

According to the plans, the new estate will be a mix of two-bed apartments, and three and four-bed houses.

Bloor says the site's distance from homes in Deepcar means it has the opportunity to use 'varying heights of buildings to add interest'.

The majority of the homes will be two-storey red brick buildings, but some three-storey homes will be built around a pond at the main site entrance off Manchester Road.

A new junction with traffic signals will be built in Manchester Road, and a bridge will be built over the River Don.
