Autum and winter looks set to be a busy time in Sheffield, ending an excellent and busy year, according to one of the city’s leading agents.
James Mee, managing director of Saxton Mee, South West Sheffield and Derbyshire’s leading independent agent*, explained:“This year has seen very promising sales figures with the majority of vendors (and landlords) being realistic in their aspirations which has led to more positive activity across the marketplace.
“The key to a healthy active market is realism in the asking price and a degree of flexibility achieves movement across all levels.”
“Sales at the Banner Cross have exceeded expectations. South West Sheffield is still attracting an excellent mix of local and out of town buyers including many professional families moving in and taking advantage of the excellent schools which I am afraid to say has led to overcrowding in some catchment areas and people not getting their first choice. “
He added that the the most active segment of the market was still below the £500,000 mark but noted stronger sales above this, including proeprties over £1million.
This year has seen a change in the financial mortgage market with lending criteria being tightened, slowing down the buying and selling process and frustrating vendors and purchasers but, said Mr Mee, the company has adapted to the situation.
Saxton Mee are able to continually upgrade our services and quickly adapt to cope with the new levels of demand and we are about to launch a new, state of the art website .
“Moving with the times, quality marketing, professionalism and the highest level of customer service are key to my company’s success and most importantly listening to what the vendor and buyer wants from an agent,” he said.
“The active market is seeing more repeat business which is something we are very proud of. Our clients tell us “they like using an independent estate agent who has strong local knowledge and gives honest advice and also dealing with familiar faces which have been here for many years.”
By offering the largest selection of properties at all levels of the market we attract the largest selection of buyers.
Mr Mee added: “An excellent year so far with a few months still to go and looking forward to 2015 which will no doubt bring its challenges but hopefully a stronger market.”
