A DERELICT warehouse in a prominent location next to the canal in Doncaster town centre is set to go under the auctioneer’s hammer this month.

The unique waterside development site on Doncaster Waterfront, known as the Greyfriars Canal Depot, is being offered for sale at an auction in Leeds on February 21.

The site on Greyfriars Road, within the St George’s Conservation Area, extends to approximately 0.92 acres and is being offered on the instructions of the Canal and River Trust, who took over Britain’s canals from the British Waterways Board in 2011.

The guide price is £250,000-plus.

Tony Webber, of Eddisons, the firm holding the auction, said: “This really is a unique opportunity to acquire a major development site in the heart of Doncaster.

“Although any future uses are subject to planning permission, the area is already identified as being suitable for, among other things, offices and recreational developments related to the canal.

“The site is also identified within the council’s Strategic Housing Land Availability Assessment, with achievability for residential development graded as ‘highly likely’.”

The building has been disused for many decades and has been on the open market since last year but no sale has been achieved by agents in Lincoln.

They said last November it might go to auction if no deal was struck.

Any purchaser of the site will have to retain the two-storey Navigation Warehouse because of its Conservation Area status. The site will be available on a 125-year lease and will include provision for 12 canal moorings.

Doncaster Council sees it as an important part of the regeneration of the Waterfront area because of its proximity to Doncaster Minster and The Hub college campus.

Eddisons has attracted 160 lots for its first sale of the year, which takes place at Elland Road football stadium, and includes land being sold by Yorkshire Water.

Mr Webber added: “This is a bumper catalogue to start our auction year. There is a wide selection of both residential and commercial lots, at guide prices to suit all budgets.”
