A derelict Roller Hockey rink on a South Yorkshire industrial estate is to be redeveloped to create a high quality trade unit for an electrical company.

Incoming occupiers Yesss Electrical have agreed a 10-year lease on the unit at Tinsley Industrial Estate, in a deal brokered by the Sheffield office of Knight Frank on behalf of landlord AXA Real Estate.

The rink will be split to create two 6,000 sq ft units for Yesss. A second unit on the site, which used to serve as the rink’s changing rooms, will be demolished to create a yard for another company in a separate pre-let deal.

Rebecca Schofield, partner at the Sheffield office of Knight Frank, said: “Yesss struggled to identify a suitable site with the required profile, but Tinsley appealed because all the refurbishment could be tailored to the specific requirements of the companies.

“We are seeing a re-entry of trade requirements into the market, although, as the sector demands, they are selective as to the location they are prepared to operate from.

“Tinsley Industrial Estate has a number of advantages including occupying a prominent position fronting onto both Greenland Road and Shepcote Lane.

“Direct access to the two new-look units will be available from Greenland Road. The estate also has convenient transport links, being close to Junction 34 of the M1.”

The estate has undergone a significant refurbishment and has accommodation available ranging from 4,738 sq ft to 32,000 sq ft.
