National car components distributor Andrew Page is to set up a 100,000 sq ft national distribution centre on Henry Boot Development’s Markham Vale Business Park, near Chesterfield, bringing 120 jobs to the area.

Property consultancy Jones Lang LaSalle advised Sheffield-based construction group Henry Boot on the pre-let at a rent that equates to £4.43 a square foot.

Richard Harris, who heads Jones Lang LaSalle’s national industrial and logistics team, said: ‘This deal highlights that occupiers are willing to sign up to pre-lets to secure the building they want in the location they want despite the tough economic climate we are in.

“Henry Boot can deliver competitively-priced buildings in tight timescales, the programme for this project is only 20 weeks.”

Ben Ward, from Henry Boot Developments, said: “This will be the biggest facility to date to be constructed at Markham and we are pleased that our scheme is quickly establishing itself as the region’s premier business location. “

Markham Vale is a 200-acre business park beside the M1 at junction 29A and is being developed by Henry Boot Developments in partnership with Derbyshire County Council.

Leeds-based Andrew Page has 62 branches, employing 1,600 people and is one of the UK’s largest distributors of car components, workshop equipment and tools.

Managing director Marcus Roberts, said: “Markham Vale has excellent communication links, immediate access to the M1 motorway and is the ideal location for a national distribution facility.”
