Redvers House, a landmark 14-storey office block in central Sheffield, is up for sale with a £7 million price tag.
The property on Union Street includes a three-storey retail unit let to Currys for the next five years with an 11-storey office tower above.
The offices are occupied by Sheffield City Council who are intending to vacate by the end of this year.
Martin Crosthwaite of Crosthwaite Commercial said the building could remain as offices or be converted to flats.
He added: “Whether the building will remain in office use or be converted to residential under the new permitted development rights remains to be seen.” Built in 1971, it was refurbished in 2005.
