Estate's smaller world

Two South Yorkshire businesses have taken advantage of competitive rates for smaller units to relocate to a flourishing Sheffield industrial estate.

Furnace lining and associated products specialist JIC Refractory Products, has moved its business from Sorby Street in Burngreave to a 3,000 sq ft unit at the rejuvenated Dore House Industrial Estate, while children's play centre Forward For Kids has set up a new 5,500 sq ft base on the same estate.

The moves follow commercial property company Canmoor's decision to vary the terms of the leases for the estate – a process also known as "re-gearing" – with the help of commercial property specialist Knight Frank.

Canmoor has also refurbished two unites, the 5,000 sq ft Unit 14b and the 6,000 sq ft Unit 19b.

Director Mark Braithwaite said: "Re-gearing a lease can help tenants reduce costs, potentially negotiate benefits and overall offers improved business flexibility making Dore House a much more attractive prospect, particularly in the current economic client. Our refurbishment programme for two units at Dore House has added another appealing factor for businesses on the lookout for convenient and accessible headquarters."

Knight Frank partner Tim Bottrill said: "Market movement has been stimulated by good deals on smaller units which are still available at very attractive rates, however, we will start to see that availability diminish as fewer units are on the market."

Only three units, ranging from 2,500 to 18,000 sq ft, are left at Dore House, which was built in the 1970s and underwent significant renovation and rebranding in 2007.
